IRA’s net lease platform is focused on acquiring freestanding, single-tenant properties leased to high-quality clients in resilient sectors. The asset class mitigates exposure to rising costs thereby delivering consistent cash flow and a predictable income stream to our investors. Most of the leases we pursue under this strategy are greater than 10 years. In certain cases, we acquire properties with shorter lease terms based on high probability of tenant renewal evidenced by strong performance metrics or mission critical specialized improvements, or if existing rents are below market levels.
