Owens Corning - Aiken Facility

The 175,000 SF industrial building is located on a 20.00 acre site along the southern line of Wagener Road, just west of Main Drive in Aiken, South Carolina. Built in 2014, the property was constructed to the highest institutional standards and includes 32’ clear height, ten dock doors, one drive‐in door, and approximately 3,000 SF of office. Not included in the gross building area (GBA) are two connector corridors, totaling approximately 13,000 SF, that connect this distribution facility to the tenant’s adjacent manufacturing facility.

The facility provides Owens Corning with a Class A distribution center with required supporting office. It is mission critical in that it serves Owens Corning’s existing Aiken manufacturing plant located on adjacent land via two connector corridors. Built in 1979, Owens Corning’s manufacturing facility has three production lines and also operates a third production line that is a dedicated line for a long term contract with Georgia for high end drywall. Owens Corning has continued to show its commitment to the area and has expanded the manufacturing plant three times, in 1983, 2005, and 2012, and has invested more than $35 million into the facility.

The distribution facility houses over 100 employees and was constructed in 2014 to relocate an off‐site warehouse thirty minutes from the manufacturing plant. Since construction, the facility has eliminated excess costs, complexity and waste, and has resulted in increased operational efficiency and a more streamlined supply chain. The property is located along Highway 78 and just east of Highway 1 providing immediate access to distribution routes that run throughout the Sunbelt region.
