Dignity Health FSED - Surprise is a single story free-standing emergency department constructed in 2016 and situated just one mile west of US 60 on Bell Road with traffic volumes exceeding 53,000 vehicles daily. The property also benefits from its proximity to Sun Village Golf Course and Resort to the North, residential neighborhoods to the West and Surprise Community Park and Surprise Stadium to the South, which is the spring training home of both the Texas Rangers and Kansas City Royals.

The property is 100% leased to Arizona General Hospital, a wholly-owned subsidiary of Dignity Health.  Dignity Health recently merged with Catholic Health Initiatives (CHI) to form CommonSpirit Health.  The new $29 billion system is the largest nonprofit health system in the country by revenue, operating more than 700 care sites and 142 hospitals, as well as research programs, virtual care services, home health programs and living communities. The combined system has 150,000 employees and 25,000 physicians and advanced practice clinicians.
